The Advocate Desk™ does not originate loans, negotiate terms, or provide lender-specific credit advice. Instead, we provide education, document clarity, and optional support services at the consumer’s request.


What Consumers Can Expect From the Browse Lenders® Advocate Desk™


1. Lender Location & Introduction (Free Service)

If you want help finding lenders in your state, the Advocate Desk™ will:

  • Review your unique loan scenario

  • Identify vetted lenders listed on the Browse Lenders® Platform in your state

  • Provide neutral, unbiased introductions to multiple lenders

  • Help you understand each lender’s general strengths

  • Allow you to choose freely which lenders you want to speak with

Important Compliance Clarification

Browse Lenders® charges participating lenders a standard, flat marketing fee to be listed on the platform as one of the six lenders available in each state.

This fee is strictly for:

  • Advertising

  • Visibility

  • Brand exposure

  • Platform placement

It is never connected to:

  • The lender being chosen by a consumer

  • Referrals

  • Applications submitted

  • Loans closed

  • Loan terms offered

The Advocate Desk™ does not receive compensation based on which lender you select.
All introductions are made only at your request, ensuring neutrality and transparency.


2. Loan Estimate & Closing Disclosure Review (Optional Paid Service)

If you want deeper insight into your mortgage paperwork, the Advocate Desk™ can perform an optional flat-fee document review for items such as:

  • Loan Estimates

  • Closing Disclosures

  • Lender fees and charges

  • Discount points and credits

  • Cost comparisons

  • Closing cost clarity

This educational review is designed to help you understand your documents — not negotiate terms. Any optional fee (such as $99+) is paid directly by the consumer for the analysis performed, ensuring full RESPA compliance.


3. Mortgage Preparation & Readiness Support

For buyers preparing to apply, the Advocate Desk™ can explain:

  • How mortgage qualification works

  • What documents lenders typically require

  • How employment, assets, and income factor into approval

  • Typical timelines and expectations
